  • Storage unit visit update - downsize the storage unit

  • New fences contractor - status on business license

  • Location/rental of space for 2024 AMM - all meetings until April 2024 will be held at UMC

  • The General Ledger /Click Pay deactivation discussion – HOA fee payments and owner portal review

  • IggyTrap and ProGreen calendar of services for 2024

  • Discussion/vote on funds to start the rewrite of Governing Doc

  • Schedule for Fire Hydrants maintenance and buildings inspection form for 2024

New Business

  • Eddinger Pest Control contract cancellation. Discussion/vote on ProGreen services taking over the lawn pest control and tree removal/street clearance

  • Lights and decorations purchase for Christmas 2024. Reminder: Christmas decorations need to be removed by January 15th, 2024.

  • Discussion/vote on changing the fine for the bulk trash, By Laws currently set at $500 vs. F.S. 720.305 100/day up to 1,000

  • Bulk Trash removal or donations by residents and reporting/tracking overflowing dumpsters

  • Discussion/vote on suspension of voting rights - By Laws vs F.S. 720

  • Discussion/vote on nominations from the floor to be allowed at the last meeting prior to the AMM so that all Board candidates intended to run could be on the ballot

  • Discussion/vote on following the By-Laws and F.S. 720 on subtracting the units without Voting Certificates and units delinquent from quorum requirement or any other voting matters

  • Discussion on 6 pm starting the gathering time and 7 pm starting the actual AMM

  • Start forming the Nominating Committee for the 2024 AMM and Voting Certificates reminder

  • Schedule monthly meetings with the Grievance/Fining Committee

  • Discussion on speed bump for Shaker Way South between 31st Way and 24th Way

  • Discussion on LPR's - Flock Safety $2,500/camera & 1X $650/camera installation fee

  • Members responsibility and discussion on the proper way of reporting common areas maintenance/issues

  • Reminders: Violations reminders - shutters closed, sun sail shades, hard top gazebos, gazebos without the top cover, pop up gazebos, front doors being white, Bougainvillea, plants growing into the mansards, car washing, yard lights hang from the balconies, dogs off the leash, dog waste not picked up, fence/gate unapproved signs, screens torn, faded or missing, bulk trash, cardboard boxes not broken down or thrown into the dumpsters, trash thrown next to the dumpsters
